Before we send anyone your way, a housing navigator has verified their income and payment source, walked them through what a lease requires, and built a support plan that continues after they move in. You are not taking a chance on a stranger; you are renting to someone with an organization behind them.
No. You keep your own screening criteria and you make every decision. We send you candidates who meet the criteria you tell us, and you approve or decline the same way you would with any applicant. Our job is to make sure the ones who reach you are worth your time.
No. Many of our partners do, because it means rent arrives on time from a reliable payer, and we will walk you through the inspection and paperwork if it is new to you. But plenty of placements are not voucher-based, and you can partner with us either way.
Tell your navigator as soon as it happens. We contact the tenant, find out what changed, and look at whether emergency assistance, a subsidy adjustment, or a payment plan can fix it. Most problems are fixable in the first two weeks and expensive after sixty days, which is why the early call matters. You keep every legal remedy you already have — we are trying to make sure you never need them.
It depends on the unit, the rent, and the bedroom count, and we would rather give you a real answer than a marketing one. Post the unit in your portal and your navigator will tell you within a business day how many qualified renters we currently have who match it.
Navigator time. Screening, matching, coordination, and the follow-up support that keeps a placement from failing are staffed by people, and membership is what keeps that staffing in place for the landlords who use it. The portal, the training, and the HealthySC membership come with it. There is no contract — if it is not earning its keep, cancel.
